Why Westside Homeowners Choose MIS
We live here
Our founder grew up in Beverly Hills and has lived on the Westside his whole life. This is where we live and work. Our office is in Culver City, after many years on Wilshire Boulevard near Beverly Hills. The people we work with every day are Westside real estate agents, builders who build here, and owners of income properties here. We breathe this market. We know these streets like the back of our hand, and we know what it really takes to rebuild a home here.
A call center can’t price a Westside rebuild
The Westside is a niche market. Call a big call center and you may get someone in another state, or even another country, who has never been to California. They type your address into an online estimator and guess. That’s how homes end up underinsured, overinsured, or with the wrong company. We don’t just go by an online estimator. We know what it costs to rebuild these homes, because we work with the people who build them, sell them and own them.
Why a local broker matters more than ever
Some of the biggest names, like State Farm and Allstate, stopped taking new home policies in California years ago, and many other big companies are very picky about which homes they take. That’s why so many homeowners now rely on independent brokers. But a lot of brokers you find online or by phone aren’t local. We are. Come see us at our office in Culver City, or call and talk to a Westside agent.
From $2 million homes to $56 million estates
We’ve insured homes worth $2 to $3 million all the way up to a $56 million estate. Whatever your home, we can help. And in the rare case we can’t place it, you still get a consultation, and we’ll point you to the right place.
Vacant homes and homes being rebuilt
Vacant homes are hard to insure, and it’s a niche we know well on the Westside, especially in the Palisades and Malibu, where many homes are sitting empty or being rebuilt after the 2025 Palisades Fire. Building or rebuilding your luxury home? We can insure it while it’s being built, and after you move in.
“LA is my hometown, and I’m passionate about it. I train my staff myself, and I’m involved in almost every policy we write, directly or indirectly, to make sure you get the best care. I hate seeing homeowners with the wrong coverage, or with the wrong company, because their agent didn’t understand this market. Buy your other insurance wherever you like. When it comes to your home, go with a local agent.”

Luxury Home Insurance Questions and Answers
What counts as a high-value home?
There’s no single cutoff. Most of the luxury homes we insure on the Westside are worth $2 to $3 million and up, and we’ve insured an estate worth $56 million. Custom building, rare materials, art and collections also call for a high-value policy.
How much coverage does my home need?
Enough to rebuild it, which is different from what it would sell for. In LA, a big part of the price is the land. What matters is what it would cost to rebuild your home here, with today’s labor, materials and building codes. That’s where local knowledge counts.
Why not just use an online estimator?
Online estimators work off averages. They don’t know your street, your builder, or what custom work costs on the Westside. A wrong number can leave you short when you need it most, or have you paying for coverage you could never use.
Which insurance companies insure luxury homes in California?
Fewer than before. Several of the biggest names stopped taking new home policies here, and many of the rest are choosy. As an independent broker, we shop the companies that still write high-value homes in California and match your home to the right one.
My insurance company dropped me or won’t renew. Can you still help?
Yes. Call us as soon as you get the notice, so there’s time to shop before your policy ends. We can often find another company. If no regular company will take your home, we can pair the California FAIR Plan with a DIC policy.
Is the FAIR Plan enough for a multi-million-dollar home?
Usually not by itself. The FAIR Plan covers fire, lightning and smoke, and it caps coverage on the home at $3 million. It doesn’t cover theft, water damage or liability. A DIC policy fills those gaps. If your home is worth more than the cap, ask us about your options.
Can you insure homes in the Palisades, Malibu and other brush areas?
Yes. Homes near brush, canyons and hillsides are harder to insure, but not impossible. We know which companies are taking these homes right now. Clearing brush and fire-hardening your home, like ember-resistant vents and a fire-resistant roof, can help you qualify.
Can you insure my home while it’s being rebuilt or built?
Yes. Whether you’re rebuilding after the fire or building a new luxury home from the ground up, we can insure it while it’s under construction. This is often called builder’s risk or course of construction insurance. When the work is done, we’ll set up your home policy.
Do you insure vacant homes?
Yes. Vacant homes are hard to insure, and many regular home policies limit coverage once a home sits empty for a while. It’s a niche we know well on the Westside, especially in the Palisades and Malibu.
Can you insure my art, jewelry and wine?
Yes. A regular home policy pays very little for valuables. We can add higher limits or list each piece by itself, so it’s covered for what it’s really worth.
Do I need an umbrella policy?
If you own a high-value home, most likely yes. An umbrella adds extra liability coverage on top of your home and auto policies, in case someone gets hurt on your property or you’re sued after an accident.
Do you insure luxury homes outside Los Angeles?
Yes. LA is our home, but we work all over California. We also help with luxury homes in Orange County and San Diego, including La Jolla.
Can I meet an agent in person?
Yes. Our office is at 11213 Washington Pl, Culver City, CA 90230. Stop by or call (800) 726-0640. You’ll talk to a real local agent, not a bot and not a call center.
No call centers. No bots. A local Westside agent you can see, meet and talk to, who lives here and gets it. Call (800) 726-0640, use the quote form at the top of this page, or visit us in Culver City.
